Home Preparation Tips
STAGING: If hiring a professional stager is not an option, you can still create an appealing environment on your own. Focus on arranging furniture and decor to make the space inviting and visually appealing. Aim for a clean, uncluttered look with a touch of style, ensuring the space feels welcoming and well-maintained.
Less is More: Eliminate clutter from every room. Once you think you have minimized enough, remove a few more items to ensure a clean, spacious look.
Clean: Conduct a thorough deep cleaning of all areas, focusing on removing hard water buildup, dirt, and any visible grime.
Exterior:
Manicure the lawn.
Wrap and store garden hoses.
Conceal or remove garbage cans, garden tools, empty pots, pots with dead plants, and children’s toys.
Relocate cars from the driveway.
Sweep the porch and sidewalks, and clean patio furniture.
Interior:
Whole House: Replace burnt-out light bulbs and turn on all lights, including those in furniture and appliances, such as the stove. Open blinds and curtains unless the view is undesirable. Clean windows, countertops, and other surfaces.
Living Room: Remove cords, fans, remotes, toys (except in children's rooms), pet beds, toys, bowls, magazines, paperwork, and knickknacks. Add a tasteful coffee table book, vase, or flowers.
Kitchen: Hide paper towels, dish racks, cutting boards, refrigerator magnets, dish cleaning appliances, and the trash can. Remove items from the top of the fridge and any visible child-proof equipment. Decorate with a bowl of fresh fruit or a vase of flowers.
Bedroom: Clear nightstands and dressers of phone chargers, tissue boxes, jewelry, and other bedside items. Use a neat, attractive bedspread with large, fluffy pillows arranged as seen in magazines.
Bathroom: Clean shower doors and remove appliances, scales, makeup, toiletries, beauty products, unsightly towels and robes, bath mats, garbage cans, and toilet brushes. Clear products from the shower if they will be visible. Finish by hanging fresh towels.
Bring Accessories: Some agents enhance the space by bringing in minimal accessories such as fresh towels for the bathrooms, artificial plants, flowers, vases, decorative bowls, throw pillows, and fruit.
These steps will help create an inviting and attractive environment for potential buyers.
